The inventory report is a record of the condition of the property and the items included in the tenancy agreement.
Whether a rental property is furnished or unfurnished, an inventory should be completed. Even if there is no furniture in the property, the condition of the property as well as any built in fixtures and fittings should be recorded.
For our Check In service we meet the tenants on the day that the tenancy begins and are moving into the property. We walk through the property and go through the inventory with the tenant. We agree and make any additional comments to the inventory together where necessary.
The Check Out process is the most important aspect of the tenancy term. At the end of the tenancy, our clerk will re-inspect the property, comparing the present condition with the original inventory and check in report. During this re-inspection, areas identified as damage and areas considered the effect of Fair Wear & Tear, are recorded. The state of cleanliness of the property and any missing items will also be recorded.
An interim report / property inspection report is arranged once a tenancy is underway at an appropriate interval to suit your requirements. The purpose of this report is to note any changes in the condition of the property’s fixtures and fittings.
This can alert Landlords to any damage that may have occurred due to faulty equipment, such as a leaky washing machine or perhaps possible mistreatment
*Furnished properties are charged an extra rate of £10.00 per property. We reserve the right to charge extra for heavily furnished properties. *Extra rooms such as en-suite bathrooms, garage, second lounge, garden, conservatory etc within the property are priced at a flat rate of £10 per room as each will have a separate entry for inspection in the report. *All prices are excluding VAT at 20%. *All completed reports will be emailed to you as a .pdf within 48 hours.
